About Cathays

On the doorstep of the town centre and home to Cardiff University since 1909, the Victorian terraces of Cathays now house most of the student population of Cardiff. In easy walking/bus distance to almost everywhere that's anywhere (generally much closer than Halls), offering its own railway station linking it to Cardiff Central and Queen Street stations as well as Aberdare, Merthyr Tydfil, Treherbert and Pontypridd, and with a variety of bus services all across the Capital and the various university sites, the 'Golden Triangle' of Cathays is considered the prime location for students in Cardiff.

Getting to Cathays

Rail

Within easy walking distance from Cathays Station — local trains from Cardiff Central and Queens Street stations run every 5-20 minutes. Reduced service operates on weekends.

Car

Houses in Cathays are best accessed via J32 of the M4, following the A470 through Whitchurch then the A469.

Getting to university

Cardiff Bus & Met Rider

The majority of University buildings are easily accessible on foot or by bike from most of my houses within a few minutes.

Cardiff Bus (city-wide)

Numbers 52/52A operate between the city centre & Cardiff Met (Cyncoed) via the edge of Cathays. Numbers 29/29B and 38 & 39 cover all of Cathays and Roath to the city centre, stopping near the majority of University buildings. See the Cardiff Bus website for more information »

Met Rider (for Cardiff Metropolitan campuses)

The two main stops near to my houses are Albany Road and Whitchurch Road. A pass is required but journeys are free. More information on the Cardiff Metropolitan website »

About all properties

Full details are listed for every individual house, but all my houses are let on the following unique terms:

  • No deposit / bond
  • No agency / contract fees
  • Parental guarantors not required
  • No money is taken until the first rent instalment is due.
  • Rent is paid quarterly in line with student loan dates (July, October, January and May).
  • All houses are let on full 12-month tenancies (Jul — June) and are available to you from the start of the summer.

What comes with each house?

All houses are decorated annually to the highest standard, and come part-furnished with:

  • Top-quality bedroom & lounge furniture
  • The very best appliances / 'white goods'

Every tenant living in my houses also benefits from:

  • Full-time maintenance team available on-demand;
  • All gardens maintained regularly at no additional charge
  • An exceptional level of service in all aspects of their tenancy - everything from setup of utility accounts to dealing with rent and tenancy queries.

I pride myself in offering the very best renting experience possible, and ensure my houses are maintained to the very best standards, irrespective of cost.

Letting on the very best terms

Uniquely in Cardiff, I let all my houses on the very best terms

  • No holding deposits
  • No bonds
  • No agency or contract fees
  • No tenancy renewal fees
  • No ‘extras’ like inventory, check-in or check-out fees

My team have researched the fees charged by the main six student letting agents and Cardiff University Student Union’s letting agency, to give you a fair and accurate comparison of the charges you can expect when renting student accommodation:

What are the standard charges?

The 'big six' student letting agents Cardiff Student Letting (CUSU) John Winter
Holding deposit £50 each (towards agency fee - non refundable) None None
Bond One month’s rent each + £50 per person One month’s rent each + £100 for the whole group None
Agency fee £120 per person None None

Charges for an average house (based on 6 sharing at £350 pp pcm)

The 'big six' student letting agents Cardiff Student Letting (CUSU) John Winter
Holding deposit 6 × £50 (towards agency fee - non refundable) = £300
None None
Bond £400 × 6 = £2,400 £350 × 6 + 100 = £2,200 None
Agency fee 6 × Remaining £70 each to pay after holding deposit = £420 None None
Total £3,120 for the group / £520 per person; equivalent to £43.33 per month £2,200 for the group / £337 per person; equivalent to £31 per month £0.00

These additional charges mean that, on average, an average £350 per person house (a typical moderate student rent for Cardiff) with any of the main student housing providers will, in real terms, cost you around £380-£390 each — the same rent as one of my very top-of-the-range houses.

What extra charges can I expect?

Many agents and other landlords will also pass on the fees incurred in preparing the paperwork relating to the condition of the house before and after your tenancy (inventory/schedule of condition and check-in or check-out fees), and you’re likely to have to pay your agency fee again to sign up for another year; additional charges such as these normally run to £150-£200 per person over the year, much of this up-front.

We do not charge any such fees to tenants.
